Your inspection, on your schedule.

Building departments inspect on their calendar. When the inspector doesn't show, the crew waits, the next trade slips, and a one-day item becomes a one-week item. Under FS 553.791 the required inspections are performed by the private provider's team and the results are filed with the building official — the department's queue stops being your critical path.

For a homeowner mid-renovation, the same logic applies to your contractor's schedule — and to how long your house is a job site.

The reduction reflects the plan review and inspection work the department no longer performs. It rarely makes the private provider free — you are paying for responsiveness — but it offsets the cost, and on larger projects the schedule savings dwarf both numbers.

Corrections that would take a resubmittal cycle at the counter get resolved in a phone call. And because we are a structural engineering firm, the jobs where inspections actually get hard — concrete restoration, structural repairs, window and door replacements in the HVHZ — are the jobs we already engineer.

1. The permit applicant elects to use a private provider and files the required written notice with the building official (the generator below drafts it).
2. We perform the plan review and file the compliance affidavit; the department issues the permit.
3. We perform the required inspections as the work proceeds and post the results.
4. At completion we certify the work; the building official issues the certificate of occupancy or completion.

The building official retains authority to audit — the code is the same code. What changes is who shows up, and when. And the pathway just got stronger: HB 803, effective 1 July 2026, expanded the private provider framework and put hard deadlines on department reviews.
