A structural condition inspection by a licensed engineer, in two phases: a visual Phase 1, and a Phase 2 only where Phase 1 finds substantial structural deterioration. Applies to condominium and cooperative buildings three or more stories in height.

The Structural Integrity Reserve Study sets the reserve contribution the association must fund. The amount is not fixed by the law — it is set by the study, which is why how the study is built matters enormously to the budget. Boards handed a number they cannot pay have options most have never been shown.

Miami-Dade and Broward run their own building recertification programs, administered by the municipal building officials. The county clock and the state Milestone clock run independently, and a building can owe both. *Program details, including the trigger age for newer buildings, are set by the counties — confirm the specific building with its building department.

For budgets adopted on or after 31 December 2024, members may not vote to waive or reduce reserves for the paragraph (g) components. Non-SIRS reserves remain waivable. The accounting method — straight-line or pooled — is a board decision, no member vote required, and it changes the number materially.

Every Florida CAM license expires 30 September of even-numbered years. Here is what the renewal takes, in one place.

Standard requirement: 15 hours from a DBPR-approved provider, broken down as:

3 hours — Legal update
3 hours — Insurance & financial management
3 hours — Operation of the association's physical property
3 hours — Human resources
3 hours — Electives

Managing an HOA? 17 hours total — at least 5 hours must be HOA-specific, and 3 of those 5 must cover HOA recordkeeping (Rule 61E14-4.001, F.A.C., as amended).

Two exemptions (you still file the renewal and pay the fee): first-time renewers licensed between 1 Oct 2024 and 30 Sept 2026; and licensees with 10+ continuous years and no discipline (effective 1 July 2024).

Condominium associations with 25 or more units must maintain a website (or app) and keep specified official records posted on it.

The posted set includes the governing documents, budgets, contracts and bids, insurance policies, meeting notices and agendas, and — relevant to everything else on this page — the association's inspection and reserve-study documents. Boards are frequently out of compliance without knowing it, and unit owners increasingly do know it.
